East Coast lows lift sheets, tear flashings and put trees through roofs. We tarp the same day where it's an emergency, then come back with the full repair scope plus photos for your insurer if you're claiming.
On older metal roofs the screws fail before the sheets. If the sheet is sound and the leak is at the fastener, we replace screws and seals with the right coastal-grade hardware. Buys you years on an otherwise good roof.

The most common mistake we see on Sapphire Coast roofs is patches done at the wrong spot. Water enters at a failed flashing or a perished screw seal, runs along a batten or a sheet for two or three metres, then drips down at a low point. The ceiling stain marks the drip, not the entry. A proper repair starts with diagnosis from above, not by spreading sealant from below. We trace the actual path before we quote, which is why the first thing we do is climb up.
If you've had two or three roofers patch the same leak and it's come back, you're not alone. The pattern across the Sapphire Coast is the same: the patch addresses the symptom while the underlying corrosion keeps spreading. New sealant over a corroded fastener is a six-month fix. New tiles over a perished sarking layer drip past the tile and into your ceiling anyway. The honest answer is that some leaks need the underlying material replaced, not patched. We tell you which kind yours is, in writing, so you can make the call with the full picture.
A repair is the right call when the roof structure is sound and the failure is localised: a few broken tiles, a single failed flashing, a small zone of compromised fasteners. We'll quote the repair and stand behind it. A repair stops being the right call when the whole roof is at end of life and the spend on patching adds up to a meaningful chunk of a full re-roof while only buying you a year or two. If a storm has lifted sheets, brought a tree down on the roof or torn flashings, the insurer will want documentation. We provide the itemised repair scope, photographs of every damaged element, and we deal directly with the assessor when they come out, so you're not stuck translating between them and us. Major insurers across the Sapphire Coast (NRMA, Allianz, Suncorp, RACV, others) all accept this kind of report. Call us as soon as the damage happens.
