What's included in a full restoration.

Every restoration quote covers the same scope, in writing. A surface refresh on a sound roof gives you most of the look of a new roof for a fraction of the spend, and another decade and a half of life out of the structure. Here's exactly what we do.

High-pressure clean

Full surface clean to remove lichen, moss, salt deposits and chalked-out coating. We protect gardens, gutters and windows underneath. Old runoff is contained and disposed of properly, not flushed into your storm drains.

Re-bed and re-point (tile)

On tile roofs, the mortar bed under the ridge caps is usually the first thing to fail. We strip the old bed, lay fresh mortar, and re-point with a flexible compound that holds up to coastal movement and temperature swing.

Broken tile and rusted-fastener replacement

Any cracked tiles, slipped tiles or rusted fasteners get swapped before we recoat. There's no point sealing the surface over a tile that's about to crack. Anything we replace goes on the quote so you can see exactly what's changing.

Sealer and primer coat

We apply a heavy-build primer to lock the surface and give the topcoat something to bond to. On coastal homes we use a salt-tolerant primer rated for the conditions, not a generic product.

Two-coat membrane recoat

Two coats of manufacturer-warranted roof membrane in the colour of your choice. Flexible enough to handle thermal movement, UV-rated for Australian sun, and salt-tolerant for the coast. Warranty paperwork comes to you on handover.

Gutter clean and site cleanup

Gutters get cleared so the recoat runoff doesn't block them. End of job: magnetic sweep for fasteners, garden checked for debris, site left as we found it.

Clean, repair, prime, two coats. Most restorations run between three and seven working days on site. Daily update by text or email so you know exactly what's been done and what's next.

What you should know about Sapphire Coast roof restorations.

When restoration is the right call (and when it isn't).

A restoration only makes sense on a sound roof. If the tile bodies are structurally intact, the battens and sarking are in good order, and the failure is mostly on the surface (chalked coating, faded colour, lichen, surface cracking), restoration buys you another twelve to fifteen years for a fraction of the spend on a full re-roof. If the tiles are fretting badly, the structure underneath has perished, or you're seeing widespread fastener corrosion, restoration is putting lipstick on the problem. In those cases we'll tell you, and we'll show you a re-roof option side by side so you can see the difference in upfront cost and lifespan. We never sell a restoration onto a roof that needs replacing.

What restoration actually does to extend life.

Three things, in order. First, the clean strips off the failed coating, the lichen colonies and the salt deposits that are holding moisture against the surface. Second, the re-bed and re-point on tile roofs locks the ridge caps back in and stops water tracking under them. Third, the primer and two-coat recoat seals the surface, restores UV resistance, and gives the tiles a fresh waterproof layer that flexes with thermal movement. The combination of those three is what adds the years. A clean and recoat without the underlying repairs is a cosmetic fix that won't last.

Expected lifespan extension.

A properly done restoration on a sound tile roof typically adds twelve to fifteen years of life. On Colorbond, it depends on how badly the coating has chalked: where we're catching it early we can extend the original sheet life materially. Either way, the manufacturer warranty on the coating product itself is the floor (most products carry a meaningful warranty in writing) and the workmanship warranty from us is on top of that. You get both on paper at handover.

Colour matters more than people think.

The colour you pick changes the look of the whole house. Most Sapphire Coast homeowners go with charcoal, slate grey, terracotta or a deep heritage red, depending on the era of the home and the surrounding street. We bring colour samples to the quote so you can see them against the actual brickwork and trim, not just on a screen. If you want a couple of days to live with the samples before deciding, take them. There's no rush at our end.

Salt-air considerations for the coating.

Within 5km of the coast (anywhere in Tathra, Pambula, Merimbula or Eden), we use a salt-tolerant primer and a membrane rated for the conditions. The generic restoration product some operators use inland fails fast on the coast, and the homeowner ends up paying twice. Is restoration cheaper than a full re-roof?
In most cases, materially so. A restoration uses the existing roof structure and tiles, with the work concentrated on the surface coating, re-bedding and repairs. A re-roof strips everything off and starts again. That said, if your roof needs a re-roof we'll tell you. We won't sell you a restoration that won't last. How long does a restoration take?
Most Sapphire Coast restorations run three to seven working days on site, depending on roof size, complexity, and weather. Clean, repair, prime, two coats. We give you the exact timeline in writing with your quote, along with the start date. If weather pushes us, we tell you a week ahead and lock in a new date.
What colour options do I have?
Plenty. The major manufacturers carry a full range of greys, charcoals, terracottas, heritage reds and modern muted tones. We bring physical samples to the quote so you can see them against the actual home before deciding. Some owners take the samples and live with them for a few days before locking in. Do you do restorations on Colorbond, or just tile?
Both. Colorbond restorations are common where the steel is structurally sound but the original factory coating has chalked or faded badly (often visible as a powdery grey haze on what should be a deeper colour). We can clean, prime and recoat in the colour of your choice. Tile restorations follow a similar process with re-bedding and re-pointing added for the ridge caps.
