What we do in Eden.
Eden is the southernmost town we work in regularly, a working fishing and timber port at the bottom of the Sapphire Coast. The town's housing stock reflects that history: weatherboard miner's and fishermen's cottages from the early 1900s up around the headland, fibro post-war builds back through the centre of town, brick-and-tile homes from the 1960s through to the 80s, and a steady stream of newer Colorbond builds out toward Boydtown and Eden View. Almost everything in Eden is within easy reach of the salt.
The Eden weather is brutal on a roof. The town sits directly exposed to the Tasman Sea and to the southerly busters that punch up the coast in autumn and winter. Wind-driven rain finds every weakness in a flashing or a ridge cap. The salt is constant. Most of the older Eden roofs we look at have either reached the end of their first-generation Colorbond run or are tiled in 70s-era terracotta that's fretting badly. The honest answer in both cases is usually a full re-roof in Colorbond Ultra, though we'll always check whether restoration is viable before we recommend replacing.
We do new roofs, full re-roofs (Colorbond, Zincalume, stainless on the harshest exposure), repairs after the East Coast Lows that come through every winter, leak diagnosis, and tile or metal restoration where it makes sense. Why Eden roofs need coastal specialists.
Eden sits in one of the harshest coastal corrosion zones on the entire NSW coast. The town has full ocean exposure with very little buffer, and BlueScope's standard Colorbond warranty drops to zero on any home within 100 metres of the ocean or salt water, which covers a huge portion of the Eden housing stock. The company recommends washing coastal roofs every six months to flush salt off the coating. Most Eden homeowners we meet have never done it once.
The same four failure modes show up on Eden roofs that we see right along the coast. Rust streaks from under the fastener heads where the screw caps have corroded first. Lichen and moss on the southern face where the morning sun never dries the surface out. Paint peel along the gutter edge after 10 to 15 years, because the drip line holds salt water longest between rain events. And on the older terracotta-tile homes, fretting, where the surface crumbles and grit washes into the gutters every time it rains.
For Eden homes we'd typically spec Colorbond Ultra at minimum. On the most exposed jobs, the ones right on the headland or right above the bay, we'll usually add stainless-steel fasteners, specify a marine-grade flashing system, and use a heavier underlay rated for high-exposure coastal applications. Whatever we recommend goes on your written quote with the reasoning, so you can see exactly why we're spec'ing what we're spec'ing.
The East Coast Low season (June through August) is when most Eden roof damage happens. The May 2025 East Coast Low brought destructive weather right through the Far South Coast and we were on roofs across Eden the week after, mostly fixing flashings, ridge caps and the occasional sheet that had lifted.
