What we do in Narooma.

Narooma sits at the northern end of our regular service area, in Eurobodalla Shire rather than Bega Valley. It's a coastal town with a working fishing fleet, a famous golf course on the headland, and a housing market dominated by holiday and weekender owners. ABS Census data has Eurobodalla Shire at the highest non-resident dwelling share of any LGA in NSW (around a quarter of homes unoccupied on census night), and Narooma is right at the centre of that. Housing stock is a mix of fibro and weatherboard cottages from the 60s and 70s, brick-and-tile from the 80s, and a steady run of newer Colorbond builds along the inlet and the golf-course side.

Almost every Narooma roof we look at is a coastal roof. The town has direct ocean exposure and the inlet that wraps around it doubles the salt-air footprint. For any Narooma home within a few kilometres of the water (which is essentially the whole postcode), the BlueScope coastal warranty rules apply, and we'd usually spec Colorbond Ultra over standard Colorbond. The older terracotta-tile homes in the back streets of Narooma are mostly past the fretting threshold and we're typically quoting either re-roofs or tile restorations where the structure is still sound.

Why Narooma roofs need coastal specialists.

Narooma is a salt-air town first and a fishing town second. BlueScope's coastal-performance guidance is the same here as everywhere on the Sapphire Coast: standard Colorbond warranty drops to zero on any home within 100 metres of the ocean or salt water, and they recommend washing the roof every six months in coastal zones to clear salt off the coating. With the Wagonga Inlet wrapping right around Narooma, a lot more of the housing stock falls inside that 100-metre zone than people realise.

The four failure modes are the same coastal pattern we see across the whole patch. Rust streaks running from under the fastener heads (the screw cap fails first, then the seal, then water finds the gap). Lichen and moss colonies on the southern face where the morning sun doesn't reach. Paint peel along the gutter edge after 10 to 15 years, because the drip line is where salt water lingers longest. And on the 70s-era terracotta-tile homes in Narooma, fretting, where the tile surface crumbles and grit washes into the gutters every rain.

Storm exposure matters here too. East Coast Lows that come through in June through August push weather directly into the Narooma headland. Sydney or Canberra owner with a Narooma place?

How quickly can you get to Narooma for a quote?

My Narooma place is on the inlet side, not the ocean. Does that change anything?
The Wagonga Inlet is salt water, so the corrosion math is largely the same as the ocean side. Inlet-front homes still sit inside the heavy salt-air zone and we'd usually spec Colorbond Ultra. Wind exposure is sometimes lower on the inlet side than the open coast, but salt is the bigger long-term factor for roof life. We'll assess your specific exposure on the site visit and put the recommendation in writing.
