What we do in Merimbula.
Merimbula is where we're based and where the bulk of our work happens. The town's housing stock is a mix of 1970s and 1980s brick-and-tile builds up around Berrambool and Mirador, newer Colorbond homes through Tura Beach and the lake foreshore, and a string of holiday units along the headland between Short Point and Spencer Park. Most of the older Merimbula roofs we look at are either terracotta tile that's started fretting or first-generation Colorbond that's coming to the end of its coastal life. Both have a similar story: 30+ years in salt air is about all you get before the surface starts to fail.

Salt air does specific things to a Merimbula roof that an inland roofer never sees. BlueScope's own coastal performance guidance is straightforward: standard Colorbond's warranty drops to zero on any home within 100 metres of the ocean or salt water, and they recommend washing the roof every six months in coastal zones to flush salt deposits off the coating. Most homeowners we meet have never been told this.
The four failure modes we see across Merimbula are the same four every time. Rust streaks under the fastener heads (the screws corrode first because the cap is the highest exposed point, then water finds the gap). Lichen and moss colonies on the southern face, where the sun never dries the roof out, holding moisture against the coating twenty-four hours a day. Paint peel along the gutter edge after about fifteen years, because the drip line is where salt water sits longest between rain events. And on the older terracotta-tiled Merimbula homes, fretting, where the tile surface crumbles and grit washes into the gutters after rain.
For any Merimbula home within five kilometres of the coast (which is most of them), we'd spec Colorbond Ultra. It's the marine-grade option with significantly better salt-air resistance than standard Colorbond, and on a 25 to 30-year cost-of-ownership basis it's usually the right call. Storm-wise, the June to August East Coast Low season is the one that does the damage. The May 2025 East Coast Low brought flooding right through the Far South Coast and we were on roofs across Merimbula the week after, mostly fixing flashings and ridge caps that had lifted in the wind.
