What's included in a full re-roof.

Every re-roof quote we send covers the same scope, itemised in writing. Nothing gets done off-quote without your sign-off. If your home needs something extra (rotted batten, damaged sarking, hidden flashing), we stop, photograph it, and send you a written variation before we carry on.

Strip and remove the old roof

Every sheet, ridge cap, fastener and flashing comes off. We tarp and protect the interior. All old material is bundled and removed from site at the end of the job, including the tip fees in your quote price.

Underlay and sarking

We inspect and replace the sarking where the existing layer has perished. Foil-faced anti-condensation sarking on metal re-roofs, the right vapour-control spec for your home and pitch. This is on the quote, not added later.

New Colorbond or steel sheets

Colorbond Ultra steel within 5km of the coast (Tathra, Pambula, Merimbula, Eden, Bermagui). Standard Colorbond inland (Bega, Candelo, Wolumla). The grade and colour go on your quote so there's nothing to argue about at handover.

Ridge capping and flashings

All new ridge caps, valley flashings, barge flashings, apron flashings around chimneys and skylights. Hand-formed where the home calls for it. Sealed with the right product for coastal conditions.

Gutter replacement (where needed)

If your gutters are at end of life and would let the new roof down, we replace them as part of the job. If they're sound, we leave them. We'll show you the call on the quote either way.

Site cleanup and handover

Magnetic sweep for fasteners on the lawn and drive at the end of each day. Final walk-through with you (or your property manager, or photos to your email if you're remote). Manufacturer warranty paperwork in your hands at handover.

Schedule

Once you sign off, we order materials and lock in the crew. Your start date is on the contract. If weather pushes it, we tell you a week ahead and lock in a new one.

Install

Strip, sarking, sheet install, ridge and flashings. Five to ten working days for a standard single-storey home, longer for two-storey or complex pitch. You get a daily update by text or email.

Handover

Site cleaned, magnetic sweep done, paperwork delivered: manufacturer warranty, workmanship warranty, photos of the finished roof from every angle. You sign off, we go.

What you should know before your re-roof.

Salt-air specification matters more than the brochure colour.

The single biggest decision on a Sapphire Coast re-roof isn't the colour. It's the grade of steel. BlueScope publishes specific guidance for coastal builds: Colorbond Ultra is recommended for homes within 5km of the breaking waves of the ocean, and the warranty on standard Colorbond drops away the closer you get to the water. We default to Ultra for any home in Tathra, Pambula, Merimbula or Eden, and we'll spell that out on the quote with the manufacturer documentation attached. If your home is in Bega, Candelo, Wolumla or inland, standard Colorbond is usually the right call, and that's a meaningful saving worth knowing about.

Most coastal failures start at the screws, not the sheets.

On older coastal roofs, the visible streaks of rust running down the sheets are usually the fastener heads corroding first. The sheet underneath might still be sound, but the seal between the screw and the sheet is gone, which is where the leak starts. A re-roof addresses this at the source: new sheets, new fasteners with the right coastal-grade washer, fresh sealant on every penetration. A patch on top of corroded screws is a six-month fix at best.

Five to ten working days, on a standard home.

A typical single-storey re-roof on a Sapphire Coast home runs five to ten working days, weather permitting. Two-storey homes and complex multi-pitch roofs sit closer to two to three weeks. We give you the timeline in writing with your quote, including the start date. If weather pushes us, we tell you a week ahead and lock in a new date in writing. You're never wondering when we'll show up.

What happens to your old roof.

Every sheet, every fastener, every ridge cap and flashing is removed from your property and disposed of by us. Tip fees, transport and time are inside the quoted price, not added afterwards. If you'd like any old material kept (some owners ask us to keep the original ridge capping or a sheet as a memento of a long-tenured family home), tell us at the quote and we'll set it aside.

Warranties you actually get to keep.

You get the manufacturer warranty on the steel itself (BlueScope or the relevant supplier, in writing, in your name) plus our workmanship warranty on the install. Both come on paper at handover so you have them on file for resale, insurance, or peace of mind. If something we've installed isn't right after we leave, call us. We come back.

Should I do tile-to-metal or stay with tile?
A common decision on the Sapphire Coast. Tile-to-metal usually wins on weight (kinder to older roof framing), longevity in salt air, and resale appeal on modern coastal homes. Tile still has its place on heritage builds and where the look matters more than the lifespan. We talk it through on the quote visit, show you both options where it's a close call, and put both prices in writing if you want them side by side. Call us and we'll take a look.
Will I need to move out during the re-roof?
For most single-storey homes, no. The work is on the roof, the interior is tarped and protected, and noise is confined to working hours. Some owners with young kids or shift-work schedules prefer to be elsewhere during the day, and we'll work around either choice. Do you handle insulation upgrades at the same time?
Yes. A re-roof is the easiest moment to lift insulation R-value because the roof is open. We can install or upgrade ceiling insulation, anti-condensation sarking, or whirlybird ventilation as part of the job. Mention it on the quote enquiry and we'll cost it on the same quote. Can you handle our re-roof if we're not in town?
A lot of our re-roofs are for owners who live in Sydney or Canberra and visit the Sapphire Coast home a few times a year. We quote over phone and email after the on-site inspection, send daily photo updates while the job's running, and hand over to your property manager or a neighbour if you can't be there.
